    Quiet and Relaxing

    Overall, the unit at Paniolo Greens met our needs very well. Waikoloa Village is one of our favorite places because of the lack of commercialization (however, that era does seem to be coming to a close). Location: If you want the hustle and bustle of a city with lots of shopping and restaurants, you will need to drive a bit. Kailua-Kona (also the Kona Airport) is about a 40 min drive. Hilo is just shy of an hour. There are beaches within 10-15 minutes. Waikoloa Village has a KTA which is well stocked for your grocery needs. There are also a couple of restaurants, depending on your preferences and dietary needs. Our Space: We had plenty of room in our assigned unit. The bed was comfortable (presumably the second bedroom has an equally comfortable bed) and had ample closets and drawers for our things. There was also a luggage storage area in the hall. Laundry is available in the suites, which was very helpful in keeping our packing lighter. The kitchen was stocked with knives, cutting board, strainer, pots/pans, blender, rice cooker (possibly a multi-cooker type but I didn’t look at it closely), toaster, drip coffee maker, and plenty of dishes/cutlery/drink ware. We had everything we needed for preparing easy dinners and preparing our picnic bag for day out. We packed reusable bags and small containers for packing for the day’s adventures. The unit itself was dated, but is slated for renovation. I don’t vacation to judge decor of rental units; I simply need them to be clean and well maintained. Being in such units in various locations has taught me that clean is subjective and I perhaps have a very high standard so I tried to keep that in mind when I felt there were deficiencies. Towels and linens are very clean. The fridge was also very clean. Some other items that I felt were overlooked simply may not fit into the allocated time which staff have for cleaning each unit. There were signs of previous water damage that may not have been adequately repaired. We took advantage of the beautiful night breezes to keep the unit cool, closing it up for the daytime, and really only felt once in 2 weeks that we could have used the AC. The only issue we found was that our bedroom faced the entry road, so there was some noise from delivery trucks or early risers. If you’re not in that building you wouldn’t notice it. The Grounds: Parking is assigned by unit number and I believe there is access to extra parking should you have a second vehicle. The grounds are beautifully maintained and the staff work hard.we were able to appreciate this from our balcony each morning and evening. As noted in other reviews, there are many bird including wild turkeys and nene. They are not pets. They are wild animals. Leave them alone. Furthermore, the nene is Hawaii’s state bird and is protected. You should simply observe them from a distance. Our experience did not see approached by a single turkey or nene, nor did they appear to be approaching any doors to ground level units. The experiences of others may be different. The property takes preventative measures for pests (it is a tropical climate after all!) and you will receive advance notice if this is to take place during your stay. The Pool/Fitness/Recreation Area: The pool is small, with plenty of loungers, tables and chairs at most times of day. In late afternoon as people return from adventures it does get busy. This is a family friendly area, so be prepared for some screaming and splashing at any time of day. The fitness centre is equipped with the basics for cardio and strength. The rec area includes billiards and fooseball, along with a large table for gathering your group if many of you are travelling together. There is a tv (with a karaoke channel) and bookshelf in there as well. A covered barbecue area is adjacent the pool/rec area, with 3 grills and a few tables. There are additional barbecue areas throughout the grounds nearby each building. The grills are spotlessly maintained. The Staff: The spirit of aloha is evident here and the staff are phenomenal. They have excellent attention to detail. For instance, you may have walked into the office with kitchen towels in hand while they were on a call, but they’ve noted what was in your hand so they’re in action as soon as the phone call ends. We had a small issue in our unit, and maintenance arrived within minutes of our call to investigate and get a solution in place. All staff were phenomenal.

    If you are looking for a little out of the way quiet place, but don't want to sacrifice comfort, this is the place!

    We have stayed here twice in years past and just booked another stay! We love the spacious and well appointed units and the location. Surrounded by peaceful golf courses for beautiful scenery, Paniolo Greens is perched on the hill away from the congested traffic of Kona. There is a large swimming pool and spacious hot tub with plenty of tables and lounge chairs and a great BBQ area. Its a quick drive down the hill to Waikoloa Village for dining and shopping and amazing sunsets on "A" beach. Hapuna and Spencer Beaches are a short drive to the north for boogie boarding and a change of pace. The cute cowboy town of Waimea is only 10 minutes up the hill for more shopping, groceries, and dining options.

    Nene and turkeys, oh my!

    Nice big place with lots of room in the suite. I loved getting up in the mornings to watch the parade of birds past our balcony on the golf greens. Nene, turkeys, zebra doves, mynah birds with lovely songs. It was so peaceful. Yes, the place is dated on the inside with broken cupboards and tiles, but I believe a renovation is coming this year sometime. Beds were comfortable and everything was clean. The location to beaches is about a 15 minute drive. There is also a KTA store just up the road for groceries. We never tried the pool! Too much other stuff to do! I would definitely return to Paniolo.

    Basic condo

    This is an ok condo if you are looking for a very basic place to stay. The staff was friendly but there are very basic services available. The lighting in the bedrooms was really dim. A couple of the towels were stained. I didn't like that the geese and turkeys were aggressive because of being fed by guests. As someone who had a first-floor condo, they were constantly getting close, begging for food. If you want to be close to the beach, this isn't the place for you either. Like I said, if you are looking for a basic condo, it is OK, but nothing spectacular.

    Great Location and Wonderful Staff!

    We spent a week at the resort and loved it. The rooms were spacious and well maintained, the location was perfect, and the staff was super helpful! Specifically I want to call out Lino, Kiana, and Malik who helped us figure out refrigeration when we showed up early with food! After that they checked on us regularly and made sure our every need was met.
